    Home Rewiring in Oatley

Oatley has a large proportion of homes built between the 1920s and 1960s, many on the streets that slope down toward Oatley Bay and the reserve. Original wiring in homes of that age was designed for a very different pattern of use, with far fewer outlets and no allowance for the appliances, air conditioning and home electronics found in most households today. Rewiring is how that gap gets closed.

01 / Signs You Need This

    When to arrange home rewiring.

A rewire is not the automatic answer to every electrical concern, but these observations are common triggers for an assessment in older Oatley homes.

    01

Fabric or rubber-insulated cable is visible

Older insulation types become brittle with age and can crumble when disturbed. Finding this material in an accessible roof or subfloor space is a strong indicator that testing and likely replacement are needed.

    02

The home relies heavily on extension leads

A shortage of outlets is common in homes wired for a much smaller number of appliances. Rather than adding more leads, a rewire can place outlets where the household actually uses power.

    03

A renovation is opening up walls or ceilings

Kitchen, bathroom or extension work in an older Oatley home is a practical opportunity to replace wiring in that section while access already exists, rather than closing it up and revisiting the work later.

    04

Circuits trip with no obvious single cause

Faults spread across multiple unrelated circuits can point to deteriorating cable insulation rather than one faulty appliance or fitting.

    05

The switchboard has been added to piecemeal

A board with mismatched breakers, no consistent safety switch coverage and unclear labelling often reflects wiring that was extended in stages without an overall plan.

    06

No record of when the home was last rewired

If there is no documentation and the current owners are unsure of the wiring's age or extent, an inspection is a sensible first step before committing to any scope.

    02 / What's Included

A considered scope, based on the property.

The scope is set from what the survey finds, not treated as a fixed package applied to every home regardless of condition.

    01

    Existing installation survey

We identify circuits, cable types, protective devices and accessible routes, and use that information to recommend a full or partial rewire scope.

    02

    Circuit and outlet design

New lighting, power and appliance circuits are planned around each room's actual use, including kitchen appliance loads and any home office or entertainment requirements.

    03

    New cabling through existing access

Cable is run through roof and subfloor spaces where the home's construction allows, minimising the need to open finished walls or ceilings.

    04

    Switchboard suitability check

The existing board's capacity and protection are assessed against the new circuit count, with upgrade work scoped separately if the board is not suitable.

    05

    Staged rough-in and fit-off

For occupied homes, work can be staged by area so parts of the house remain usable while other sections are rewired.

    06

    Testing, labelling and CCEW

Every new circuit is tested before energisation, labelled clearly at the switchboard, and documented with a CCEW at completion.

03 / How the Job Works

From the first conversation to certification.

Rewiring an occupied older home is managed with clear staging, so you know which rooms are affected and when.

    01

    Inspect and discuss priorities

We inspect the existing wiring, discuss which areas concern you most and note any renovation plans that should be factored into the sequence.

    02

    Define the scope

Based on the survey, we set out whether a full or partial rewire is warranted, and which rooms or circuits are included.

    03

    Plan access and staging

Roof and subfloor routes are mapped, and if the home is occupied, we agree on which areas are worked on first and how power is maintained elsewhere.

    04

    Isolate and rough in

Old cabling in the affected sections is safely disconnected, and new cable is run to the planned outlet, switch and appliance positions.

    05

Fit off and update the board

Switches, outlets and lighting are connected, and the switchboard is updated to reflect the new circuit arrangement.

    06

    Test and certify

All new and affected circuits are tested before being left in service, and a CCEW is issued for the completed work.

    04 / Safety & Compliance

Electrical work completed properly in NSW.

Rewiring is licensed electrical work, tested against AS/NZS 3000 and applicable NSW requirements, with a CCEW issued for completed circuits.

If the survey identifies that supply capacity needs to change at the network level, that component is coordinated separately with the distributor or an accredited Level 2 partner rather than included in the rewiring scope.

    05 / Exclusions & Limitations

What the service does not automatically include.

Rewiring an older home often intersects with other trades. These items are identified up front rather than assumed to be included.

    Wall and ceiling repair

Where finished surfaces need to be opened for access, patching and repainting are separate building work unless specifically included in the quote.

    Asbestos assessment

Older Oatley homes may contain asbestos sheeting or eaves lining. Assessment and removal require a qualified specialist and are not part of the electrical scope.

    Switchboard upgrade

If the existing board cannot support the new circuit count, upgrading it is scoped and quoted as a separate item once identified.

    Data, solar and automation wiring

These systems are quoted separately unless specifically included in the accepted rewiring scope.

    06 / Local Knowledge

Sutherland Shire and St George homes are not all wired alike.

Oatley's housing stock leans older than many surrounding suburbs, with a significant number of inter-war and mid-century brick and weatherboard homes on the streets running down toward Oatley Park and the bay. That age profile means original wiring is common, and partial upgrades from past decades are often layered on top of it.

The sloping terrain around Oatley means some homes have usable subfloor access on one side and very little on the other, which affects how a cable route is planned and priced. We assess this on site rather than quoting from a standard assumption.

Renovation activity in the area, particularly kitchen and bathroom updates in older homes, regularly overlaps with rewiring decisions, since opened walls provide a practical window to replace ageing cable in that section. For homes in the broader area, our home rewiring Sydney page sets out our general approach, and our electrician Sutherland and electrician Sylvania pages cover neighbouring suburbs with similar older housing.

Where an Oatley property has been extended over several decades, it is common to find more than one cable type and more than one wiring era in the same roof space. That history is exactly why we survey before scoping, rather than pricing a rewire from the front door alone.

    08 / Frequently Asked Questions

    Home rewiring questions, answered.

How do I know if my Oatley home needs a full or partial rewire?

This depends on the condition and extent of the existing wiring, which we establish through inspection and testing rather than assuming from the home's age alone.

Can the rewire happen while we are living in the house?

Often, yes, by staging the work through different areas of the home. We discuss what is practical for your household before confirming the program.

Will you need to cut into our walls?

We use existing roof and subfloor access wherever the construction allows. Some access may still be required, particularly in solid brick sections, and this is identified before work starts.

Is our switchboard included in the rewiring quote?

The board's suitability is assessed as part of the survey. If it needs replacing to support the new circuits, that is scoped and quoted separately.

What if the renovation is already underway?

It is best to involve us before demolition where possible, so cabling can be planned while framing and cavities are still open.

Do you provide a certificate when the rewire is finished?

Yes, a CCEW is issued for the completed electrical work, along with an updated circuit schedule at the switchboard.

Will old asbestos sheeting affect the rewiring work?

If asbestos-containing material is present or suspected, it needs to be assessed by a qualified specialist before any invasive electrical access in that area proceeds.
